Areas around the University of Arizona, especially near Sam Hughes and the college district, see demand for roommate shares from students and young professionals, pushing 2-bedroom rents up to around $1,250. The convenience of commuting and attending classes is the main reason for this increase.
Family demand tends to lean towards Oro Valley, where high school ratings are favorable and there are relatively more new developments, often resulting in average rents exceeding $1,300 for 2-bedrooms. Conversely, areas near Catalina Foothills may have higher rents due to their scenic views and quiet environment.
To the east, slightly away from downtown, the area around Grant Road and Craycroft is known for its small Korean community. Here, 2-bedroom rents are around $1,000 to $1,100, making it relatively affordable within Tucson.
In the past 1-2 years, the increase in Tucson rents has been lower than the national average. With new supply coming in, the market is shifting slightly in favor of tenants over landlords. However, the college area experiences distinct seasonal demand at the beginning of the semester, which can affect competition for listings.
Korean families looking for 2-bedrooms in Tucson may find it better to prioritize their living area over commuting distance. If access to Korean markets or hospitals is important, the eastern living area is recommended, while those seeking a quiet retirement life should consider Oro Valley or the Foothills first.
