The Preserve area is the most recently developed region in Chino, with the median price of single-family homes estimated between $750,000 and $900,000. With community facilities and newly built schools, it continues to attract young families, and recent prices have shown a gradual upward trend.

The College Park area is also part of the new developments, with price estimates ranging from $700,000 to $800,000. The planned infrastructure, including schools and parks, is considered a strong point, and the price trend appears to be stable.

The central part of Old Chino, which corresponds to the old town, is priced between $550,000 and $680,000, and it is noted that many older homes are purchased with the intention of remodeling.

In terms of investment value, the Preserve area is frequently mentioned. Its proximity to Chino Hills, along with the planned school districts and commercial facilities, is cited as a reason, and it is analyzed that there is still potential for price appreciation compared to nearby Chino Hills.

From a rental yield perspective, the central part of Old Chino is relatively favorable. Due to the lower purchase prices, the rent-to-price ratio is high, with some cases showing total yields reaching the mid-5 percent range.

Risk factors include the potential for oversupply in the new suburban developments. Both The Preserve and College Park still have undeveloped parcels, and if a large number of units become available, there may be short-term pressure on prices or rental rates.

For Korean households, Chino is considered advantageous as it is adjacent to preferred school districts like Chino Hills and Diamond Bar, while having relatively lower entry prices. However, since school district assignments can vary by neighborhood, it is deemed necessary to verify the exact school district boundaries before purchasing.
