Chino was once known for its dairy farming, but over the past decade, a completely different type of upscale residential area has developed, primarily in the southeastern part of the city.

The most notable area is The Preserve. This large planned community features custom single-family home zones, parks, and trails, with median home prices ranging from $1.1 million to $1.3 million.

It is also important to mention the Bellano gated golf community in nearby Chino Hills. This area, closely connected to Chino, has many large lots and homes with mountain views, with median prices significantly higher, ranging from $1.6 million to $2 million.

Within Chino itself, the emerging development area near Yellowstone Avenue is also forming a relatively high price range, with transactions typically occurring around $900,000 to $1 million.

The rise of these areas as affluent neighborhoods can be attributed to new city planning developments, wide roads and park infrastructure, and the relatively low initial land prices that have rapidly increased in recent years. The overall development boom in the Inland Empire seems to have played a role as well.

The overall median price in Chino is around $700,000, but The Preserve is about 1.5 times that, and Bellano is more than double. A noticeable gap is emerging between the new developments and existing residential areas.

Among Korean households, there is an increasing trend to consider The Preserve as a relocation option due to the relatively larger lots available compared to Orange County. However, it is essential to carefully evaluate commuting distances in advance.
