In southern Ohio, Cincinnati has recently shown a steady demand for 2-bedroom apartments in both urban redevelopment areas and suburban school districts.
The average rent for a 2-bedroom is around $1,450 to $1,650 per month. Newer buildings closer to downtown are often priced higher than this range.
The first popular area is Over-the-Rhine. Since redevelopment, the increase in cafes and galleries has made it a favorite among younger tenants. The second area is Hyde Park, which sees consistent demand from families due to its spacious homes and excellent school district.
The third area is Mason and the nearby Blue Ash region. This area has a relatively dense Korean community, with many inquiries from Korean families due to the proximity of Korean markets and restaurants.
The rent difference between downtown Over-the-Rhine and suburban Mason is estimated to be around $200 to $400, with school district quality, commuting distance, and whether the building is new being key factors.
Recent trends indicate that Cincinnati rents are steadily increasing, albeit gradually, with particularly strong demand in suburban school districts.
In the Blue Ash and Sharonville areas, 2-bedrooms tend to be priced about $100 to $200 higher than in other suburban areas due to the high concentration of Koreans. Nevertheless, many Korean families still prefer this area for its convenience.
If you are considering both school districts and Korean community access, Mason and Blue Ash are good options, while West Chester may be a better choice if you want to save a bit on your budget.
