As of the second half of 2025, the median rent for 2-bedroom apartments across Jacksonville is estimated to be around $1,500 per month, with a wide range from listings in the $1,400s to new constructions exceeding $1,700.
Recent market trends show that Jacksonville has been one of the areas in Florida with particularly active new apartment supply. Between 2023 and 2024, large-scale new developments have been completed, leading to a situation where supply outpaces demand, and as a result, the upward trend in rent has noticeably slowed since 2024. Some listings are even observed to lower rents while offering move-in promotions.
The areas where 2-bedrooms are especially popular can be narrowed down to three. The first is the San Marco and Riverside/Avondale neighborhoods, which are adjacent to downtown. With a high density of walkable amenities, cafes, and restaurants, there is consistent demand from young professionals and dual-income couples. In this area, 2-bedroom rents range from $1,600 to $1,850, slightly higher than the Jacksonville average.
The second area is Baymeadows and Southside, which are located along Philips Highway. With large office complexes and hospitals nearby, commuting is convenient, and the presence of Korean markets and restaurants makes it particularly popular among Korean families. The average rent for 2-bedrooms in this area is around $1,500 to $1,650 per month.
The third area is Mandarin, known for its good school district reputation, attracting many families with children. While there are many single-family home rentals, 2-bedroom apartments and townhomes are also consistently available, with rents ranging from $1,550 to $1,750 per month. Families that prioritize school districts and safety often consider Mandarin as a top choice.
The differences in rent by area can ultimately be attributed to commuting distance, school districts, and whether the properties are new constructions. Areas close to downtown reflect a premium for convenience, while suburban areas like Mandarin reflect a premium for school districts. In contrast, the outskirts of Jacksonville, such as Northside or Westside, still have listings below $1,300, which can be an alternative for budget-conscious renters.
The demand for roommate shares is also a significant factor. In areas near universities or hospitals, 2-bedrooms are increasingly being rented out in a shared format, where each room is rented separately, resulting in individual rent burdens of around $700 to $850, making it a realistic option for young professionals.
For Korean families, the Baymeadows or Southside areas appear to be good choices for finding a balance between convenience and rent prices. However, as new supply continues, the incentives for moving in may vary depending on the timing of the lease, so it is advantageous to compare real-time market prices across multiple complexes and check for negotiation opportunities.
