
Having observed the Korean real estate market for decades, I often think that few towns have as much disparity between neighborhoods as Jersey City. Even within the same city, downtown and Jersey City Heights operate like completely different markets.
In downtown, condos near Paulus Hook and Grove Street often trade between $550,000 and $900,000, depending on size. Thanks to its accessibility to Manhattan, it has maintained steady demand for a long time.
The area near Journal Square has a relatively lower entry price, forming a range between the $400,000s and $550,000s. Recently, improvements in transportation access and discussions about redevelopment have led to a gradual upward trend.
The Jersey City Heights area, with many older townhouses, sees transactions typically between $450,000 and $650,000. Its location offers affordable prices compared to downtown, along with strong views, indicating a recent reevaluation trend.
From an investment perspective, I believe the area near Journal Square is worth watching. With excellent subway access and an increase in commercial facilities, there seems to be a growing long-term demand base.
In terms of rental yield, Jersey City is definitely more favorable compared to small towns in Bergen County. The strong demand for commuting to Manhattan lowers vacancy risks, and I've seen several cases where rental yields range from 4% to as high as 5% when calculated against purchase prices.
However, it is important to note that the supply of new condos is continuously increasing. During periods when supply is concentrated in specific areas, rental competition can intensify, and looking back at the old market cycles, it is not uncommon for adjustments to follow a short-term overheating.
If a Korean household prioritizes stability for actual residence, downtown would be the choice, while comparing Journal Square or Heights for investment returns at relatively lower entry prices seems to be a reasonable approach based on long experience.
