A customer who has been looking at homes in Rowland Heights for over a decade recently toured properties in the gated community of Diamond Bar and was astonished at how much the home prices could vary even within the same living area. While Rowland Heights itself is a middle-class area with many actual homebuyers, just crossing over to the neighboring town reveals a completely different price range.
A prime example is 'The Country Estates' in Diamond Bar. This gated community, located on a hillside, features large lots and custom-designed homes, with the recent median price of listings soaring well above $2 million. With security stationed at the entrance, it should be viewed as a market distinct from Rowland Heights.
The second area to note is Walnut. Thanks to the long-standing reputation of schools in the Walnut Valley Unified School District as excellent, families prioritizing education have driven the median home price up to around $1.1 million. Considering that the average price in Rowland Heights is in the low $800,000s, this represents a difference of over $300,000.
The third area is near Turnbull Canyon in Hacienda Heights. Large homes are situated on parcels with great views along the hilly terrain, and the quiet environment adjacent to Rose Hills Memorial Park has consistently attracted wealthy individuals considering retirement.
The reasons these three areas have established themselves as affluent neighborhoods are similar. The terrain, nestled against the mountains, ensures good views, the privacy offered by gated communities is appealing, and the strong school districts naturally attract higher-income residents. Additionally, there are analyses suggesting that the influx of Taiwanese and Chinese investors since the 1980s has further pushed up demand for luxury homes.
Among Korean investors and professional families, there is a noticeable preference for Walnut and Hacienda Heights over Diamond Bar. Factors such as school districts, accessibility, and proximity to the Korean business district in Rowland Heights contribute to higher satisfaction for residents.
Ultimately, rather than judging the entire area based solely on the prices in Rowland Heights, it may be more realistic for both homebuyers and investors to consider nearby Diamond Bar, Walnut, and Hacienda Heights as well. I would recommend broadening your options based on budget and school district priorities.
