The average rent for a 1-bedroom apartment in Miami is estimated to be between $2,200 and $2,400 as of 2026, making it one of the highest in Florida.
One characteristic of the Miami market is the significant variation in prices across different neighborhoods. Core areas like Brickell, Downtown, and South Beach have rents ranging from $2,600 to $3,200, while more suburban areas like Kendall or Westchester can offer 1-bedrooms for around $1,700 to $1,900. Data shows that the gap between urban and suburban areas can often exceed $900 per month.
Looking at the trends over the past year, Miami rents appear to have entered a phase of gradual decline or stabilization. Compared to the explosive growth from 2021 to 2022, the increase in new supply has somewhat eased the landlord's market. However, the absolute levels remain significantly higher than before the pandemic.
Compared to nearby cities, the rental burden in Miami stands out. Fort Lauderdale has rents around $1,900, and West Palm Beach is at about $2,000, making Miami still one of the top rental markets in South Florida. This is also why more tenants are turning their attention to Broward County, which is commutable.
Areas with a high concentration of Korean residents, such as Doral and Cape Coral, are often mentioned. In Doral, 1-bedroom rents are around $2,000 to $2,300, which is similar to or slightly lower than the Miami average. The area is classified as having steady demand due to good access to Korean markets and educational institutions.
Here are some considerations for potential residents:
- Calculate rent savings relative to commuting distance
- Include hurricane season insurance in total housing costs
- Check whether utilities are included in the rental agreement
The Doral area tends to be regarded as a balanced choice among Korean parents in terms of school districts and convenience. On the other hand, for budget-conscious individuals, it may be worth considering areas south of Kendall or near Palmetto Bay, according to market observations.
In conclusion, rents for 1-bedroom apartments in Miami remain the highest among major cities in Florida, and while the recent upward trend has somewhat slowed, the absolute cost burden is still significant. Due to the large regional variations, it is essential to recheck the individual market rates in areas of interest.
