
The Miami rental market is considered one of the fastest rising in the nation over the past few years. As of 2025, the average rent for a 2-bedroom apartment across Miami is around $2,900 per month, significantly higher than the average in major U.S. cities. The influx of residents from other states post-pandemic has contributed to a rapid increase in rents, which is still reflected in current prices.
However, recent trends indicate a clear slowdown in the upward trajectory. With a significant increase in the supply of new high-rise apartments centered around Brickell and Downtown, there have been periods since the second half of 2024 where rents have stabilized or even slightly decreased. It is also noticeable that more new developments are offering promotions that waive several months of rent for new tenants.
There are three main areas where demand for 2-bedrooms is particularly high. Brickell is a strong area for finance professionals and young professionals, known for its walkability and nightlife. Here, 2-bedroom rents range from $3,300 to $3,800 per month, placing it among the highest in Miami.
The second area is Doral, which has a concentration of large corporate offices and international schools, attracting family-oriented demand. Doral is also seeing a noticeable increase in the Korean population in the Miami area. As Korean restaurants and markets establish themselves, a community is forming, and the average rent for a 2-bedroom is around $2,500 to $2,800, making it less burdensome than Brickell.
The third area is Kendall, which is relatively quiet and has a good reputation for schools, making it popular among families with children. The rent for a 2-bedroom here is around $2,100 to $2,400, lower than the Miami average, attracting families willing to endure a longer commute to reduce rental costs.
The differences in rent by area can ultimately be attributed to accessibility to Downtown and the ratio of new constructions. New high-rises with ocean or skyline views, like those in Brickell, command a strong premium, while areas like Kendall or the outskirts of Doral, where commuting by car is the norm, maintain relatively reasonable prices.
Roommate sharing is also particularly active in Miami. Due to the high rental burden, sharing a 2-bedroom apartment is becoming common, with individual costs ranging from $1,100 to $1,700 depending on the area.
For Korean families, Doral appears to be a balance of convenience and rental costs. However, it is important to note that Miami's unique hurricane season often incurs additional insurance and management fees, so it is safer to verify whether these costs are included rather than relying solely on the surface rental price.
