Overlooking the Pacific Ocean, Santa Monica is one of the areas with the highest rental prices on the Westside of Los Angeles. From my long-term perspective of this neighborhood, it's characteristic that even a few blocks away from the coast, the rental prices can vary significantly.

The average rent for a 2-bedroom apartment in Santa Monica is estimated to be between $3,800 and $4,200 per month. The median is estimated to be around $3,900, and units with ocean views can be priced much higher than this.

The North Side of Santa Monica has long been a popular area for families. With excellent school ratings and a quiet residential environment, it consistently attracts families with children.

Among young renters living with roommates, downtown near Third Street Promenade is popular. The proximity to shopping areas and public transportation makes it convenient to live without a car.

Thirdly, the area near Ocean Park is worth considering. Being a bit further from the beach means lower rental burdens compared to the North Side, while parks and bike paths are well established, leading to high satisfaction ratings.

Looking at the rental differences by area, the closer you are to the coast, the more significant the view premium. It's common for North Side complexes with ocean views to be priced over $500 higher than those in Ocean Park.

Recent rental trends indicate that while Santa Monica is affected by rent stabilization policies, new contract prices seem to be on a gradual rise. There are also noticeable gaps between rents for existing and new tenants.

Although it's not an area densely populated by the Korean community, Korean families seeking the unique lifestyle of the Westside are gradually settling in. If your budget is tight, it's advisable to first look at the Ocean Park area, and if you prioritize views and school districts, prepare a more generous budget for the North Side.
