Condos and townhouses near the commercial district centered around Broad Avenue often trade between $400,000 and $550,000. The convenience of being able to walk to shops is considered a strong point.
Single-family homes in the northern area close to Fort Lee are priced between $550,000 and $750,000. Recently, there has been a mild upward trend, but the increase itself seems to be close to a stable flow without significant changes.
The southern area adjacent to Ridgefield is relatively affordable, with transactions typically occurring between $450,000 and $600,000. Due to the lower entry price, there is consistent interest from young families considering their first home purchase.
From an investment perspective, the southern area, where multi-family home remodeling is increasing, is worth noting. Securing rental units is relatively easy, which seems to attract interest from small-scale investors.
In terms of rental yield, Palisades Park is quite attractive within Bergen County. Due to the high proportion of multi-family homes, there are cases where the rental yield approaches 4% to nearly 5% when calculating rent against purchase prices, making it a noteworthy area for those prioritizing rental income.
However, the high proportion of older buildings should be considered a risk. Maintenance costs after purchase may be higher than expected, and the dense residential nature may lead to inconveniences such as limited parking and space.
If Korean households are considering both convenience and rental income, it would be wise to compare the area near Broad Avenue with the southern area, which offers relatively lower entry prices and investment potential.
