If you're considering housing after retirement in Orlando, there are six main items to check in order.

The Homestead Exemption allows for a deduction of $51,411 as of 2026, and seniors over 65 who meet income requirements can apply for an additional exemption of up to $50,000.
The fifth item worth checking is active senior communities. There are several large communities near Orlando with golf courses and clubhouses, where management fees are often higher than condos, but they include various amenity usage fees, potentially making them cheaper than paying individually. Before signing a contract, it's essential to verify what is included in the management fees and what is charged separately. The sixth item to consider is homeowners insurance. While Orlando is somewhat outside the hurricane path, it frequently experiences strong storms and hail damage, which can significantly affect insurance rates based on the condition of the roof. For single-family homes, insurance rates may continue to rise as the roof replacement date approaches, while condos generally include the building's insurance in the management fees, reducing the need to worry about individual roof conditions.
Calculating these six items in order shows that it is not always safe to assume that condos are the cheaper option. Especially for older buildings, it is crucial to check the trend of management fee increases. Rather than making a hasty decision based solely on the purchase price, organizing each item in a table to estimate total costs over 5 or 10 years may help reduce future regrets.
