A couple I met recently toured a model home in an active senior community in Chino. It was a new two-bedroom townhome. Although it was much smaller than their current four-bedroom single-family home, they liked that it would reduce their maintenance responsibilities. The issue was how much they would actually save. The couple mentioned that it was hard to see the difference in monthly expenses just by looking at the model home.

As of May 2025, the median home price in Chino is $735,000. For different types, older three-bedroom single-family homes are in the $600,000 range, while new single-family homes can exceed $800,000. In contrast, townhomes average between $520,000 and $580,000. This represents a difference of at least $200,000 compared to single-family homes.

Heating and cooling costs are also significant. Southern California Edison (SCE) is set to raise rates by about 10% starting in October 2025. For a household using 500 kilowatt-hours per month, the average bill will jump from $171.17 to $193.23. Winter heating costs from SoCalGas are also expected to rise. Last winter's bill of $130 could increase to $315 this winter, according to SoCalGas. The larger the single-family home, the greater this burden becomes due to the increased heating and cooling area.

If moving to a townhome or active senior community, there will be new HOA fees. In nearby Orange County, basic townhomes have monthly fees ranging from $150 to $400, while mid-range communities with pools and clubhouses charge between $300 and $600. In exchange for paying a set monthly amount, the HOA takes care of yard maintenance and exterior repairs.

For those over 55, Proposition 19 allows for property tax benefits. This program lets homeowners transfer their low tax assessment from their current home to another home within California. It can be used up to three times in a lifetime. California's property tax is generally 1% of the assessed value, but with local bonds and special assessments, it often calculates to between 1.1% and 1.3%. Homes that have been owned for a long time often have lower assessed values, providing significant tax savings.

Some may move to Chino from states with lower property taxes. If coming from such a state, the California tax rate can be surprising. However, using Proposition 19 allows for the transfer of the existing low assessment, which can make the transition less burdensome than expected. Insurance rates vary widely by region and insurer, so it's wise to get actual quotes before finalizing a purchase. It's more accurate to compare total monthly expenses, including heating and cooling costs.

If relocating directly from Korea, the concept of an HOA may be unfamiliar. While similar to apartment management fees in Korea, the rules can be stricter, with fines for violations. It's advisable to carefully review the management regulations before signing a contract. Newer communities often have more detailed regulations, so obtaining the documents in advance is recommended.

Simply touring model homes does not clearly show the actual cost differences. To make a practical comparison, heating/cooling costs, HOA fees, and property taxes must be calculated together. Instead of deciding based solely on purchase price, it's important to consider how many more years you plan to live there and how much you want to reduce management burdens.
