From my long-term observation of this market, the fact that this ranking has flipped is a notable change. The reasons Fort Worth has been able to absorb population quickly include relatively large new development sites and lower entry price points compared to Dallas. There is a steady influx of actual residential demand due to the ability to utilize existing infrastructure.

However, an increase in population does not necessarily mean that prices have risen as well. According to Redfin, the median sale price over the last three months is $338,000, which is a 0.65% decrease compared to the same period last year, and Zillow reports the average home value at $307,939, down 5.2% (Redfin, Zillow, 2026). In simpler terms, while people continue to move in, prices are actually taking a breather.

Even within Fort Worth, the situation varies significantly when comparing different areas. Downtown Fort Worth has a recent median price of $396,000, which is an 8.5% increase from a year ago, and West Fort Worth has also risen to $340,000, a 3.0% increase. In contrast, Northeast Fort Worth has decreased to $262,000, down 1.9%, and the Panos West area has dropped to $345,000, a 4.2% decline (Redfin, 2026). The circumstances can be quite different depending on the area within the same city.

In terms of transaction speed, Fort Worth receives an average of two offers and sells within 47 days (Redfin, 2026). In simpler terms, this indicates a market that is neither extremely hot nor completely cold, but has a moderate level of competition. Additionally, the 30-year fixed mortgage rate is hovering around 6.6% (Freddie Mac, July 2026), which means that buyers still face significant monthly payment burdens.

School districts that are popular among Korean families include the Keller area and Northwest area, which consistently come up in discussions. In simpler terms, this means that neighborhoods with higher school ratings tend to have relatively smaller price adjustments, but ratings from GreatSchools or Niche are just reference materials, so it's advisable to check the assigned schools directly before making an offer. To the west of Fort Worth, logistics and aviation-related industrial complexes are expanding, leading to an increase in rental demand in that area. Investors looking to approach properties for rental purposes rather than for actual residence should pay attention to neighborhoods near industrial complexes.

Families moving from California or Washington may find it easy to budget based on the absence of state income tax in Texas, but they should also consider that property tax rates may actually be higher. Applying for a homestead exemption can lower the taxable assessed value, but the specific criteria can vary by county.

For investors aiming for rental income or capital gains, comparing already appreciated areas like downtown with those still adjusting like Northeast can be a strategy. However, metrics like cap rates or the 1% rule are merely initial screening tools, and actual returns must consider interest rate fluctuations, property tax reassessments, and vacancy risks.
