There are three main factors to consider in this price range. First is the credit score. For an FHA loan, a score of 580 or higher allows for a 3.5% down payment, while a score between 500 and 579 requires a 10% down payment. Conventional loans typically require a score of 620 or higher, and rates become more favorable with scores above 680. With a score around 610, one might be on the threshold for a conventional loan, making the FHA option often appear more realistic. The second factor is mortgage insurance premiums. For FHA loans, if the down payment is less than 10%, MIP must be paid throughout the loan term, but if it is over 10%, it can be canceled after 11 years. In contrast, PMI for conventional loans can be canceled once the homeowner's equity reaches 20%, which makes a long-term difference. The third factor is the relationship with Tinker Air Force Base, located in the southeast of Oklahoma City. This base is considered the largest single employer in Oklahoma, and for active-duty or veteran status, there is the option to purchase a home with no down payment and no PMI through a VA loan. However, VA loans do come with a funding fee that typically ranges from 1.25% to 3.3%, and veterans with disabilities may be exempt from this fee.
In the past, conventional loans were more prevalent in this area, but in recent years, the threshold for credit scores has risen, leading to a noticeable increase in FHA loans. This is particularly attractive for first-time homebuyers due to the lower entry barriers of FHA loans. Conversely, families who have maintained a credit score above 680 may find it more advantageous in the long run to quickly eliminate PMI through a conventional loan. Areas preferred by Korean families, such as Edmond and Deer Creek, tend to have higher sale prices than the average in Oklahoma City, so the choice between FHA and conventional loans may vary based on down payment capacity. It is advisable to refer to ratings from GreatSchools or Niche for school district ratings, but since district boundaries frequently change, it is best to verify the assigned school for the specific address before purchasing.
From an investor's perspective, the relatively low sale prices in Oklahoma City can positively impact rental yield calculations. However, rental demand and vacancy rates can vary by investment area, so it is safer to consider actual rental prices and management costs rather than making definitive judgments based solely on market prices in specific areas. For families relocating from other states, it is worth noting that property tax rates in Oklahoma are relatively low. However, tax rates can differ by county, so it is advisable to check the property tax bill for any actual listings.
Ultimately, by sequentially considering credit scores, down payment capacity, and military-related qualifications, it becomes clear which loan options are realistic.
