Let's consider a family that has moved to El Paso for work. They are debating whether to buy a house right away or rent for about a year before making a decision.
As we follow this family's dilemma, let's summarize the recent numbers from the El Paso market. First, I will clarify the reference point.
As of early November, the official statistics for October have not yet mostly been released. Therefore, this article is based on the most recent available data from September (Realtor.com) and August (Zillow).
The first number to look at is the listing price. According to data compiled by the St. Louis Fed from Realtor.com, the median listing price for the El Paso metro area in September 2026 was $314,987.
A year ago, in September 2025, it was $297,225. This indicates a 6.0% increase over the year, which is a larger rise than expected.
However, the actual home price indicators tell a slightly different story. Based on Zillow, the typical home value in El Paso was $238,475 at the end of August, which is a 2.2% increase compared to a year ago.
These two numbers cannot be directly compared as they measure different things. The listing price is what sellers are asking for, while the Zillow metric reflects the estimated value of homes across the entire area.
Nonetheless, the trend is clear. The asking prices are rising quickly, while overall home values are increasing more gradually.
The actual sales data is similar. According to Redfin, the median sale price in El Paso from January to March 2026 was $273,275, which is a 3.2% increase compared to the same period last year.
The number of listings has noticeably decreased. According to the same FRED data, there were 2,520 active listings in September, which is over 17% less than the 3,044 listings from a year ago.
With fewer listings, buyers have fewer options. Even if they have chosen a preferred neighborhood and school district, they may find it challenging to find the right home.
However, this does not mean the market is overheated. The median time on the market for listings in September was 66 days, which is shorter than the 74 days from a year ago, but still over two months.
This situation is advantageous for buyers. There is no rush to make a decision, allowing time to review inspection results and negotiate price or repair conditions.
Now, let's look at the rental side. Honestly, rental statistics vary greatly by source, making it hard to rely on just one.
Trulia reported the average rent in El Paso for September at $1,595. This figure is high because it includes listings for single-family homes.
When focusing on apartments, the numbers are much lower. Apartment List reported a median rent of $1,143 in their January report, indicating a 0.5% decrease from the previous year.
RentCafe also presented an average apartment rent of $1,116 as of June. It seems reasonable to view apartment rents as not significantly rising.
Thus, the choice for this family to rent an apartment for a year is less financially burdensome. On the other hand, if they want to rent a single-family home, they should budget accordingly.
Recently, the most talked-about issue in the area has been property taxes. The El Paso City Council passed the budget for the 2027 fiscal year on August 18, setting the tax rate at $0.798 per $100 of assessed value.
Last year's tax rate was $0.759649. According to the city, the average property tax for a homesteaded home is expected to increase by $105 annually, or $8.75 monthly.
This is a reduction from the initially proposed tax rate of $0.809487. The city cited rising costs for police and fire personnel and the expiration of federal funding as reasons for the increase.
Conversely, the county has lowered its tax rate from $0.458889 to $0.451133 per $100, but the average assessed home value has risen from $216,881 to $229,637, resulting in an average increase of $40.73 annually.
Even with the lower tax rate, bills can still rise, which reflects the reality of property taxes in Texas. It's essential to factor in the significant property tax burden when moving here, especially since there is no income tax.
The county has announced that the new tax bills reflecting the updated rates will be sent out around October. Texas property taxes are typically due by January 31 of the following year without incurring penalties.
If you have recently purchased a home, be sure to apply for the homestead exemption. The assessed value can vary based on whether you apply, so it's wise to check directly with the El Paso Central Appraisal District (EPCAD) for guidance.
In summary, listings are down and asking prices are up, but the longer exposure time allows for negotiation.
Renting is stable based on apartments, and property taxes are expected to rise slightly according to city standards. Both buyers and renters face one advantage and one burden.
If I were this family, I would choose to live in an apartment near the desired school district for the first year while slowly looking at listings. However, since interest rates and inventory can change monthly, I recommend checking back once the October statistics are released.
