There is one more item to check. If you want to show the house while the tenant is living there, you must generally provide written notice 24 hours in advance and visit during normal business hours. When raising the rent, if the increase is 10 percent or less, you must notify the tenant in writing 30 days in advance; if it exceeds 10 percent, you must give 90 days' notice.
Just as tenant responses vary by neighborhood, it's important to note that these notification regulations apply uniformly across the city. By clearly outlining utility responsibilities and pet policies in the lease, you can significantly reduce inquiries after moving in.
