Nevertheless, considering the city's size and the proportion of the Asian population, it can be seen as a city where some infrastructure for Korean markets, restaurants, and churches is established. The nature of the tourism industry, which often sees population influx and outflow, is also a relevant background to consider.
When examining school districts, it is practical to look at regional variations. Comparing the new urban areas formed towards Summerlin or Henderson with schools in the city center shows a clear difference in achievement levels. Coral Academy of Science Las Vegas, a charter school, scored 75 to 79 percent in math and 84 percent in reading, receiving a perfect score of 10 out of 10 on the school evaluation site PublicSchoolReview.com. Advanced Technologies Academy, a magnet school, also recorded a perfect score of 10, with 94 percent in reading and 72 percent in math, while Basilia D. Elementary School scored 82 percent in math and 76 percent in reading. In contrast, when expanding the scope to the entire Clark County School District, which includes 314 public schools and 252,508 students, the average math achievement is 28 percent and reading is 43 percent, showing a significant gap compared to top schools. From my long-term observation of the local market, this gap largely stems from the difference in school investment timing between newly developed housing areas and older urban areas.
It is important to note that charter schools like Coral Academy and magnet schools like Advanced Technologies Academy often require a lottery or separate application process rather than automatic assignment based on residency. Since the admission process differs from that of general public schools, if you plan to move with a specific school in mind, it is safer to first check the admission requirements for that school. School district boundaries and admission regulations can change over time, so it is advisable to verify based on the address of the property. Conversely, among general public schools that are automatically assigned based on residency, there are also schools that consistently show rising achievement levels each year, so it is practical to look at recent trends rather than just chasing well-known names.
In terms of prices, based on the five-year estimates from the U.S. Census from 2019 to 2023, the median value of owner-occupied housing in Las Vegas is reported to be $395,300. Nationwide, areas with good school district ratings tend to have housing prices that are 10 to 30 percent higher than those without, and regions like Summerlin or Henderson, where new schools and well-rated schools are concentrated, do not seem to deviate significantly from this trend. However, it is also worth considering that Las Vegas has a regional economic structure heavily influenced by tourism and the casino industry, making it difficult to simply compare market trends with other major cities.
For families moving from other states to Nevada, it is realistic to consider that while there is no state income tax, the sales tax and property tax structures may differ from their previous residence. Tax rates and insurance premiums can vary by county, so it is advisable to check the exact figures through the relevant local government. Many families weigh the options between Summerlin and Henderson, and since both areas maintain similar high achievement levels in schools, it is often the differences in commuting distance and local amenities that lead to the final decision.
