The median listing price for condos is $350,000, and for townhomes, it's $399,000, which is higher, but considering the accessibility and amenities in the city, it can be an attractive option for those looking to reduce their reliance on a car after retirement.
Looking at property taxes, Hamilton County's effective tax rate is 0.556% for unincorporated areas and around 1% for most of the city. Seniors aged 65 and older with an income of $37,530 or less can receive a property tax exemption on homes valued at $32,700, and Hamilton County matches up to half of the state exemption. There is also a program that freezes property taxes for qualified seniors at their current level. Applications can be made through the county trustee's office or the Chattanooga city finance department. If moving from another state, this aspect is particularly worth noting. Tennessee has no state income tax, relying instead on property and sales taxes, so during retirement when income decreases, the tax burden can often be lighter than in the previous state. However, insurance premiums should be considered separately. Older single-family homes often have higher insurance rates than condos or townhomes due to the condition of the roof and plumbing, so it's advisable to get insurance quotes before purchasing. If children have already settled in Chattanooga or if one wants to be close to amenities like golf courses or walking trails, it may be necessary to narrow down options within townhome communities based on the availability of such facilities. Even within the same townhome community, the range of services included in the HOA can vary significantly based on the size and management of the community.
Ultimately, the couple decided to sell their single-family home and move to a townhome. This choice reduced their heating costs and maintenance burden while keeping HOA fees lower than those of a condo, making monthly fixed costs easier to predict. However, tax exemption criteria and HOA regulations can vary by county and community, so it's important to verify these details for the specific address before signing a contract.
