Just a few years ago, Chattanooga was known as a relatively affordable city compared to Atlanta or Nashville, but recent trends are changing that perception. With the influx of jobs related to the Volkswagen plant and its suppliers, along with the attraction of companies due to high-speed internet infrastructure, rental demand is also on the rise. Recent property data shows that the average rent for a 2-bedroom apartment in Chattanooga is between $1,300 and $1,550, with a median price around $1,450 being reasonable.
The first consideration is likely whether to choose a downtown area near the river or a quiet suburb. The areas in Chattanooga where demand for 2-bedrooms is concentrated include North Shore, Downtown/Southside, and Hixson. North Shore, located along the Tennessee River, features developed walking paths and café streets, making it popular among young professionals and couples. Downtown and Southside have many remodeled loft-style apartments, leading to strong demand for roommate shares. Hixson is known for its stable school districts and increasing new developments, attracting families.
Rental price differences by area are largely influenced by river access and whether the buildings are new. 2-bedrooms in new developments in North Shore or Hixson can exceed $1,700, while areas on the outskirts or with many older buildings may have listings in the $950 range. Areas with good school reputations, like Hixson and Ooltewah, tend to see noticeably higher rents due to family demand.
Looking at the trends over the past few years, Chattanooga is among the Southern cities with a significant increase in rent. The steady influx of manufacturing and IT-related jobs has kept vacancy rates low, and new supply has not fully kept pace, leading to continued rent increases in popular areas.
While Chattanooga is not a city with a large Korean population, there has been a gradual increase in Korean families moving here for manufacturing jobs in recent years. A small number of Korean families have begun to settle in Hixson and Ooltewah, where 2-bedrooms are trading at levels between $1,500 and $1,700. Korean markets and restaurants are still limited, leading some to travel to Atlanta for those needs.
For Korean families, if prioritizing school districts, Hixson or Ooltewah would be advisable, while those seeking urban access and convenience should consider North Shore. Given the ongoing upward trend, it may not be a bad idea to quickly check current conditions if considering a long-term lease.
Ultimately, Chattanooga is gradually transitioning from an affordable alternative city to a growing industrial city. As this change unfolds, it is recommended to carefully compare price differences by area before making a decision.
