The planned community of Burke Center is trading in the range of $680,000 to $800,000 for single-family homes, while the nearby Cherry Run area is around $650,000 to $750,000. The relatively newer South Run area appears to have a price range of $750,000 to $880,000. Townhouses can be found in the $550,000 to $620,000 range.
Looking back at the trends of recent years, Burke Center has maintained steady demand and a gradual upward trend due to community amenities and lake accessibility. Cherry Run has shown a stable trend close to flat, while South Run has seen slight increases in line with new construction supply.
From an investment perspective, Burke Center is worth noting. The long-established community infrastructure and school district stability seem to support property values, and discussions about improving traffic access near Fairfax County Parkway could be a positive factor in the long term.
In terms of rental yield, townhouses tend to be more favorable compared to single-family homes based on purchase price, and from my long experience, areas with consistent school district demand tend to have shorter vacancy periods.
However, since it is already a mature residential area, there may not be much room for new development, making it difficult to expect rapid price increases. Additionally, the sensitivity of transaction volume to interest rate levels should also be considered.
For Korean households seeking a stable school district and a quiet living environment, Burke Center or Cherry Run may be suitable, while those preferring newer constructions might find South Run more appealing. Approaching Burke as a long-term residence and investment seems to be a more fitting strategy.
Burke, which has flowed steadily without significant fluctuations over the years, could be a solid choice for both investors and residents looking for consistency rather than dramatic increases. However, given the mature market, it seems advisable to approach it from a long-term holding perspective rather than expecting rapid price gains.
