The area near the Burke Center VRE train station is favored by commuters traveling to Washington, DC. The convenience of commuting is reflected in the tendency for 2-bedroom rents to be $100 to $200 higher for properties closer to the station.
Rental price differences by area can largely be attributed to school district reputation, whether the property is newly built, and proximity to the train station. Even within Burke, school district assignments can vary with just one road in between, making it important to verify the exact school district before signing a lease.
Looking at the trends over the past year, the rate of rent increases in Burke has become more moderate than in the past. While the vacancy rate remains low due to an increase in families choosing to rent instead of buy because of interest rate pressures, there has not been a significant adjustment due to the lack of new supply in the area.
While there is no large Korean community nearby, Annandale and Centreville are just a 15 to 20-minute drive away, making grocery shopping and dining out quite convenient. For Korean families prioritizing a quiet residential environment and good school districts, Burke has been a consistently chosen area for a long time.
For families new to the area, it is advisable to start looking at listings about three to four months before the school year begins. Burke does not have a fast turnover of listings, so it is important to have enough time to compare 2-bedroom options that fit your desired school district and budget.
