
Birmingham currently has a market leaning towards home sales.
As a southern city, it still has a low barrier to entry, and the burden of home prices compared to rent is not significant, as the numbers show. This is clear. Today, I will outline the reasons one by one.
According to Redfin data, the median home price in Birmingham over the last three months is $210,000, which is a 15.6% increase compared to the same period last year. In contrast, Zillow Rental Manager data shows that the median rent for all units is $1,150, and for three-bedroom units, it is around $1,200. Over the past year, rent has actually seen a slight decline.
Calculating the Price-to-Rent Ratio gives us 210000 divided by (1150 times 12), which results in about 15.2. A ratio of 15 or lower indicates that buying is favorable, while a ratio of 21 or higher suggests that renting is better. Birmingham is just above that threshold, making it reasonable to interpret this as a buying advantage.
This is also confirmed when considering monthly payments. Based on a 20% down payment, a 30-year fixed rate of 6.75%, the principal and interest would be about $1,090, and when adding taxes and insurance, the total monthly amount would be around $1,380. Given that the rent for a three-bedroom unit under the same conditions is around $1,200, the difference is not significant, and in the long run, purchasing, which builds equity, appears to be the more advantageous option.
The opportunity cost of putting a $42,000 down payment into an index fund should also be considered. Assuming a 7% return, it could generate around $3,000 in profit each year, but this difference is not significantly greater when compared to the principal repayment through purchasing.
Compared to nearby Atlanta or Nashville, Birmingham remains much more affordable. With the same budget, there is a greater chance to access larger areas and better school districts.
For Korean households, in areas like Birmingham where the Price-to-Rent Ratio is around 15, it is better to actively consider purchasing rather than delaying with renting. However, if job location or school districts for children are not yet determined, it is safer to rent for at least a year to assess the area before making a decision.
