This is more than $36,000 lower than the national median income of $78,538. How should we interpret this figure, which falls below the national average?
This is not just a simple low-income issue. The key to understanding Morgantown's $42,000 median income lies in its student population. The number of students at WVU is about 28,000, which is comparable to the total population of Morgantown (around 32,000 to 35,000).
This means that nearly half of the city's population consists of students, and since student households have very low incomes, the overall median income is significantly lowered. If we focus solely on non-student working households, the income level is likely to be much higher.
Morgantown's main employment base consists of two entities: WVU itself and the WVU Medical Center (Ruby Memorial Hospital). These two institutions are the largest employers in the area, providing a substantial number of stable jobs for faculty, researchers, medical staff, and administrative positions, all of which are typically middle-class or higher.
The energy sector is also undergoing changes. As traditional coal-related industries shrink, energy transition research (gas, hydrogen, carbon capture, etc.) is being conducted around WVU, planting the seeds for new high-quality jobs.
The cost of living is one of Morgantown's greatest strengths. West Virginia is considered one of the states with the lowest cost of living in the U.S. The median home price ranges from $200,000 to $280,000, which is about half or less than the national average (over $400,000). With an income of $42,000, homeownership in Morgantown can be a realistic goal, indicating that this city should not be evaluated solely based on income figures.
It is also important to consider West Virginia's tax structure. The state income tax rate is capped at 5.12%, which is lower than that of high-tax states in the East (like New York and Massachusetts). West Virginia is currently pursuing income tax reductions, moving towards an improved environment for disposable income. However, it should also be recognized that more investment is needed in infrastructure and public services.
There is one more reason to pay attention to Morgantown. Announcements of investments in West Virginia by large companies like Intel and Toyota are ongoing, and the state government is actively working on economic diversification. If this trend affects Morgantown, there is a possibility of changes in income levels in the medium term.
While Morgantown, WV's median household income of $42,000 may seem to fall within the lowest ranks nationally, the presence of the WVU student population significantly distorts this figure. Considering the accessibility of housing relative to actual costs, low tax rates, stable employment in healthcare and education, and the potential as a research hub in the energy transition era, the meaning of this number changes.
