The couple considered the price-to-rent ratio. This is a number obtained by dividing the home price by the annual rent, which helps determine whether buying or renting is more advantageous. In Henderson, dividing the $486,533 home price by the annual rent of $16,800 yielded a value close to 29. This suggests that renting is relatively less burdensome than buying. Typically, a value above 20 indicates a preference for renting, and Henderson was well above that threshold.
They also checked the actual numbers. With a 20 percent down payment of about $97,000 and financing the rest with a 30-year fixed-rate mortgage, their monthly principal and interest payment would be around $2,460. Including property taxes and insurance, their actual monthly burden could rise to about $2,760. Compared to their current one-bedroom rent of $1,400, this represented a difference of over $1,300 per month. Of course, since the number of bedrooms and square footage differ, it wasn't a straightforward comparison, but this gap gave insight into why the couple decided to continue renting.
However, they did not make a conclusion based solely on one number. They compared their monthly rent with the mortgage payment, property taxes, and homeowners insurance they would incur if they bought a home. Nevada has no state income tax, so a family coming from California might feel a reduced tax burden, but property tax rates and insurance costs need to be checked separately. Particularly in areas like Henderson, where there are many new developments, HOA fees can apply, so they had to consider those on a case-by-case basis.
They also discussed how much they had saved for a down payment and how many years they planned to stay in the area. Ultimately, the couple decided to extend their lease one more time, as they felt they did not have enough savings yet and needed to ensure job stability.
If a Korean family is interested in the area, they should also consider the school district. While GreatSchools ratings can be a reference, school district boundaries change frequently, so it's advisable to check the assigned school for the specific address before purchasing.
For couples like them who are settling down right after marriage, how many years they plan to stay in the area often becomes the biggest variable in deciding whether to buy. Considering closing costs and agent fees, moving again within 2-3 years after a purchase generally leads to a loss. Conversely, if there is a clear plan to settle in Henderson for over five years and sufficient down payment savings, the current market correction could actually work in favor of buying. Ultimately, it makes sense to assess both job stability and savings when making a decision, just like this couple did.
