Buildings that have not yet met these requirements may be classified as non-warrantable condos under Fannie Mae and Freddie Mac standards, which can restrict conventional loans and reduce the pool of potential buyers. For buildings with soaring insurance and management fees, it is essential to check these loan criteria to assess actual investment viability.
From a rental demand perspective, Tampa Bay is a region with steady tourism and population influx, making it relatively easy to fill rental units. However, the extent to which management fees and insurance costs eat into rental yields varies significantly by building, so it is important to look at recent management fee increase histories rather than relying solely on the surface yield of a single listing.
When selecting a building, it is helpful to compare the year of construction with the recent milestone inspection status. Newly constructed buildings from the last few years typically do not face significant reserve funding burdens, while older coastal buildings that have surpassed 30 years since construction often have milestone inspections and full reserve funding deadlines that have already arrived or are imminent, leading to a relatively higher risk of special assessments.
Ultimately, it is not an exaggeration to say that the three factors of rising insurance costs, reserve fund requirements, and special assessments determine the actual costs of investing in Tampa condos. For properties that appear to have lower sale prices, it is advisable to first obtain the recent 2-3 year management fee increase rates and insurance renewal histories, as rushing based solely on surface prices can lead to regrets later on.
