In such areas, even if rents are temporarily suppressed, the demand for home purchases does not easily diminish. Since school district boundaries can change frequently, it is advisable to check the assigned school for a given address directly on GreatSchools or Niche when viewing properties.
For families coming from out of state, it is important to consider that Virginia's property tax rates may differ from their previous residence, and the way insurance premiums are calculated can also vary by state. If viewing properties for investment purposes, it is safer to not only look at rental yields but also to assess whether there is potential for rents to rise again, along with the supply of new units. Whether the recent drop in rents is due to a temporary oversupply or a structural trend can vary by region.
Rather than feeling reassured that rents are temporarily suppressed, it is advisable to consider the readiness for a down payment and how many years one plans to stay in the area. Instead of rushing to make a decision right now, monitoring the market trends for a few more months could be a viable strategy.
