Star City is another area that students often seek out. It's a bit farther from campus, but rents are often 15-25% cheaper than those around the campus. If you have a car or use the shuttle, it's a very attractive option. Granville, with a similar vibe, is also consistently popular among those looking for a quiet residential environment.

If you prioritize downtown accessibility, Sabraton is also a good choice. Despite relatively low housing prices, it's close to the city center, making it a popular spot for graduate students and young professionals. If you're looking for a neighborhood that's a bit calmer than the bustling student areas, it's worth checking out.

On the other hand, if campus life is your focus, I would recommend Evansdale. It's close to the WVU Evansdale campus, where many professors, researchers, and students live. The median home price is about $225,000, which is a bit high, but still reasonable compared to the national average. It's particularly convenient for those working in related fields due to the proximity of research facilities and hospitals.

First Ward and Woodburn, located in a more central area, are also decent options. Home prices are around $190,000, which isn't too burdensome, and the location is convenient for both school and downtown, making it suitable for families as well.

Looking at the rental market, Morgantown's competitiveness becomes even clearer. Studios can be found starting around $400 per month, with the average for one-bedroom apartments at about $874, and two-bedrooms available for around $1,100. Of course, popular areas like new apartments or the Wharf District can go for close to $1,500, but overall, it's much cheaper than the national average.

Most student apartments are concentrated around Sunnyside and Evansdale. For a one-bedroom, prices range from $600 to $1,000, and living with a roommate can significantly reduce living expenses. However, as the semester approaches, good listings disappear quickly. Especially towards the end of summer, finding a decent place can be challenging, so it's advantageous to sign a lease early.

In my opinion, the biggest advantage of Morgantown is that it's a college town with a relatively low cost of living. Many people are struggling with rising rental prices across the U.S., but this place still offers a few options for living at a reasonable cost. Thanks to WVU, the city is vibrant, well-equipped with living infrastructure, and the rental burden is much lower than the national average. When considering both home prices and rent, I believe Morgantown can be an attractive choice for both students and professionals who prioritize cost-effectiveness.
