The Downtown and Northeast Tacoma areas have very different conditions even within the same city. There was a buyer who was preparing a down payment for Downtown properties but realized just days before signing the documents that they needed several thousand dollars for closing costs.
The average home value in Tacoma is $496,203, which is a 0.1% decrease from a year ago (as of July 2026, Zillow Home Value Index). However, based on typical home values, it has dropped to $470,122, a decrease of 3.6%. The variation between neighborhoods is even greater. The median sale price in Downtown Tacoma over the last three months was $453,000, while Northeast Tacoma showed a median of $707,000 during the same period (Redfin). This means that budgeting can vary significantly depending on which area you are considering.
Closing costs can vary greatly depending on the area. They are typically reported to be between 2% and 5% of the sale price (Bankrate closing cost guide). For a $450,000 property, this means $9,000 to $22,500, and for a $700,000 property, it would be $14,000 to $35,000. It is common to see buyers who prepare only for the down payment and then struggle to arrange these costs at the last minute.
When budgeting, it is also common to only calculate the mortgage principal and interest while forgetting about property taxes, homeowners insurance, and maintenance costs (CFPB home buying guide). While it is difficult to confirm the individual tax rates in Pierce County, the average effective tax rate in Washington state is around 0.94%, with a median property tax of $3,204 per year (TaxByCounty, as of 2026). Although this is lower than King County, the actual amounts paid can vary greatly due to significant differences in home prices between neighborhoods. It is safer to check the exact tax rate with the county tax office.
It is also common to only research one lender before making a decision. The CFPB recommends comparing at least three. In a market with significant price variations between neighborhoods, differences in loan terms can be felt just as strongly.
If you are moving to Tacoma from another state, it is advisable not to base your judgment solely on the average price for the entire city. Depending on the neighborhood, your budget and property tax burden can vary significantly.
Putting all your reserves into the down payment is another common mistake. In relatively high-priced areas like Northeast Tacoma, closing costs can be substantial, so you need to budget more generously to ensure you have funds available after moving in. Even in relatively cheaper areas like Downtown, many older properties may require more repairs than expected, so it is safer to keep some reserves. It is also wise not to neglect managing your credit score and debt-to-income ratio before signing a contract. Large expenses that arise between the contract and closing can change loan terms at the last minute (CFPB guidance).
Long-term planning should also be established in advance. There are times when decisions are made emotionally without considering commute distances and future resale potential. Downtown has amenities nearby, while Northeast Tacoma is more convenient for school commutes and parking, so your satisfaction can vary greatly depending on which aspect you prioritize. Clarifying how long you plan to live there can also help define your criteria for choosing a neighborhood. It is also important to develop the habit of comparing multiple properties at the same time. Even with the same budget, the size and condition of what you can get can vary greatly by neighborhood. If you are considering school districts preferred by Korean families, refer to ratings from GreatSchools or Niche, but keep in mind that school district boundaries change frequently, so be sure to check the assigned school for the specific address before purchasing. This article is not investment or legal advice, and it is recommended to consult with a real estate agent and tax professional before finalizing any contracts.
