Condos have a higher burden of HOA fees compared to their sale prices, which dampens buyer sentiment, while single-family homes have a relatively strong price defense due to limited supply. Depending on whether one chooses to buy a condo or rent in a single-family home area, the monthly financial structure can vary significantly.
In terms of the price-to-rent ratio, Miami has a value of 25.4 when dividing the sale price by one year's worth of rent. This is interpreted as relatively light for rentals since it exceeds 20, but for condos, one must also consider the actual monthly burden including HOA fees to get an accurate picture. It's not uncommon for condos to have HOA fees exceeding $500 per month, which is a fixed cost that goes out monthly, separate from mortgage payments. Comparing rent to sale prices without considering these fees can lead to an underestimation of the actual burden, so it's important to compare total monthly expenses including fee estimates. Especially, checking the reserve fund status of the condo building or any recent special assessments is crucial before making a purchase.
The same applies when comparing the $1,908 monthly rent to mortgage payments. One must consider whether they have enough for a down payment, if they can handle HOA fees for a condo, and how many more years they plan to stay in the area. If the stay is short, renting may be more advantageous due to closing costs and restrictions when selling a condo, while a long-term stay may change the calculations in favor of buying.
Many Korean families in Miami often choose their neighborhoods based on school districts and local amenities. While school ratings can be checked through GreatSchools or Niche, school district boundaries change frequently, so it's advisable to verify the assigned school for the specific address before purchasing. If moving from another state, it's also good to keep in mind that Florida's property tax and insurance systems may differ from those of previous residences. Understanding Miami's unique closing cost structure is also necessary. The seller's commission items may be priced differently than in other states, so it's wise to carefully review the sales contract. If the trend of rising condo management fees and insurance premiums continues, it may be worth considering single-family homes or townhouses with lower management fee burdens in the long run. Ultimately, accepting that the calculation methods vary by property type in Miami is the first step to reducing confusion.
