People working in budget-related jobs in New York often consider the Albany area as a retirement destination. This is due to its status as the state capital, which supports stable public sector employment in the region.
The first upscale residential area mentioned in Albany County is Loudonville. Located just a 15-minute drive north of downtown Albany, this neighborhood is characterized by large, mature trees and spacious estates, with median home prices ranging from $550,000 to $700,000. Considering that the overall median price in Albany County is around $250,000, this is more than double that amount.
Another area not to overlook is the town of Bethlehem, which includes Delmar. The Bethlehem Central School District is highly rated within New York State, attracting families that prioritize school quality. The median home prices in this area are around $400,000 to $500,000.
To the west lies Guilderland. This area, close to Albany International Airport, has seen a supply of new homes on large lots, with median home prices reported between $350,000 and $450,000. Compared to the previous two areas, the entry barriers are relatively lower.
The reasons these areas have established themselves as upscale residential locations are clear. Stable, high-income jobs in state government, large hospitals, and universities are concentrated in downtown Albany, and the combination of spacious lots and excellent school districts is limited to places like Loudonville and Delmar. With demand consistently outpacing the limited supply, the price gap has solidified.
The gap between downtown Albany and Loudonville is about threefold. Compared to the median home price in downtown, which hovers in the low $200,000s, the difference is quite significant.
The Korean population in the Albany area is not as large as in New York City or New Jersey, but Korean professional families moving for jobs in state government or large pharmaceutical and semiconductor companies often prioritize school districts and choose Delmar or Loudonville.
When selecting a home near Albany, it's advisable to calculate winter heating costs and snow removal maintenance expenses in advance. Larger lots tend to increase landscaping and driveway maintenance costs, so it's recommended to consider annual maintenance expenses before making a purchase.
