As a result, home prices are not cheap. When looking for a decent single-family home in Middleton, you can quickly find houses that exceed $500,000, and it's not surprising to see new homes or those near popular schools priced at $600,000 to $700,000 or more.

If you move from searching for a home in downtown Madison to Middleton, you might think, "Wow, the homeowners are well aware of the good school district reputation." However, if you shift your focus to condos or townhomes, you can find options in the $200,000 to $400,000 range, which many first-time homebuyers consider.

Don't overlook Waunakee to the north. It has a good school district rating and continues to develop new housing communities, attracting many young families with children.

Compared to Middleton's long-established suburban atmosphere, Waunakee offers a fun experience for those looking for new homes.

Southwest Verona is also popular. The school district is decent, but having the Epic Systems headquarters there is a significant factor. Employees at Epic can reduce their commute time while considering their children's schools, naturally leading them to look at Verona and nearby areas. Thus, housing demand remains steady in this region.

If you want to lower your housing costs a bit more, it's worth comparing areas like DeForest. Ultimately, it's challenging to have a great school district, a spacious new home, a workplace within 10 minutes, and an affordable price all at once. If you gain one, you may have to compromise on another.

And there's something important to remember. You shouldn't judge schools just by the city name listed on Zillow. Even within the same city, school district boundaries can vary, and new schools can change the assigned zones.

If I found a home I liked, I wouldn't just look at the school ratings on real estate sites; I would check the district's website to confirm the address directly.

You can always renovate the kitchen or bathroom later.

However, you can't change the school district by spending money on remodeling. That's why families with children are so careful about the address they choose.
