
A family recently called while checking the market ahead of their lease renewal in Honolulu. They were surprised by the increase noted in their renewal notice and asked if it might be better to buy a home now instead. Such inquiries have been on the rise lately.
The actual numbers support this concern. According to Zumper, the rent in urban Honolulu is $2,700 per month, which is an 8.0% increase from a year ago. In contrast, home prices have remained nearly stagnant. Zillow reports the average home value at $767,860, which is only a 0.9% increase from a year ago (as of June 30, 2026). This unusual combination of rapidly rising rents and stable home prices is noteworthy.
Calculating the price-to-rent ratio highlights this gap even further. Dividing $767,860 by $2,700 multiplied by 12, which equals $32,400, gives a ratio of 23.7. Such a high ratio is uncommon among the cases I have examined. Typically, such numbers indicate that renting is relatively less burdensome.
The rapid increase in rent prices in Honolulu is driven by limited land and strict regulations on new developments. Due to its geographical nature as an island, increasing new construction is not as easy as in mainland cities, and this structure continues to exert upward pressure on rent prices.
However, when considering mortgages, the situation becomes clearer. Based on a 30-year fixed rate of 6.65% (Freddie Mac PMMS, as of August 20, 2026) and assuming a 20% down payment, the principal and interest payment would be about $3,943 per month. This is over $1,200 higher than the current rent of $2,700. Adding Hawaii's unique condo maintenance fees further widens the gap. It is generally more challenging to find loan programs with less than a 20% down payment in Hawaii compared to the mainland, so if considering a purchase, it is wise to plan finances carefully.
It's also important to note that Honolulu has a particularly high proportion of condos in the market. While condos typically have lower purchase prices than single-family homes, their monthly maintenance fees can often reach hundreds of dollars, making it easy to overlook these costs when only comparing principal and interest. When budgeting, it is more accurate to compare total housing costs, including principal, maintenance fees, and property taxes. Among the cases I reviewed, there were instances where investors bought condos for rental income but failed to account for maintenance fees and vacancy periods, resulting in lower-than-expected returns. If investing, it is safer to conservatively calculate expected rental income against total housing costs. Since maintenance fees can vary significantly between condos, it is advisable to request not only the purchase price but also the maintenance fee details when comparing listings. Newly constructed condos tend to have more amenities but also higher maintenance fees.
Viewing it this way, renting in Honolulu is certainly lighter in terms of monthly expenses. The issue, however, is that rent prices continue to rise. If a down payment is already secured and there are plans for long-term residency, purchasing may be more stable in the long run, even if the monthly burden is higher. Conversely, if the length of stay is still uncertain, it may not be necessary to rush into buying right now.
Korean families often prefer school districts in areas like Kahala or Manoa within Honolulu. While school ratings can be checked through GreatSchools or the Hawaii Department of Education, school district boundaries change frequently, so it is advisable to verify the assigned school for the specific address before signing a contract.
Families moving from other states should also consider that Hawaii's property tax and insurance structures differ significantly from the mainland. For accurate tax rates and conditions, it is safest to check directly with Honolulu County.
