Outer Sunset is a quiet single-family home area close to the Pacific Ocean, with properties trading in the range of $1.3 million to $1.5 million. Over the past year, it has maintained a gradual upward trend, and the reputation of the school district continues to have a significant impact on buying decisions.

The Richmond District has long been home to the Asian community, with prices forming a range of $1.4 million to $1.6 million, while Noe Valley, known for its excellent access to downtown and commercial areas, shows higher price points between $1.8 million and $2.2 million.

Condos in the SOMA area are relatively accessible, priced between $700,000 and $900,000. However, due to office vacancy issues, prices have been adjusting downward recently.

From an investment perspective, I am paying closer attention to the Richmond District. Clement Street's commercial area has been consistently vibrant, and there is a perception that it is relatively undervalued compared to Noe Valley.

Rental yields tend to be relatively high for SOMA condos, around 4 percent, while high-priced single-family home areas like Noe Valley see yields drop to the upper 2 percent range. It's also important to consider that San Francisco has strong rent control regulations.

Risks include the still-high office vacancy rates near SOMA and downtown, which could slow the recovery of the condo market, and the overall high entry prices that make it sensitive to interest rate changes.

For Korean households, relatively stable neighborhoods like Richmond or Outer Sunset may be more suitable for actual residence, while for investment purposes, looking for buying opportunities at the low points of SOMA condos could be a viable strategy.
