Prices have dropped, but transactions are still typically completed within two weeks, making it hard to view the market as entirely favorable for buyers.
Rental prices vary by source. RentCafe reports an average of $2,238, Zumper lists $1,930, and RentDataNow shows $2,193 as of April 2026. The gap between purchase prices and rent remains significant, so considering renting while monitoring the market instead of buying to rent out could be a viable option. However, since rent can increase at each renewal, it's not always advantageous to wait indefinitely.
Seattle has long been supported by tech companies like Amazon and the aerospace industry, such as Boeing. The expansion of the light rail line from Northgate to Lynnwood has also improved access to the university area and northern suburbs. Recently, there have been concerns about demand not being as strong due to employment adjustments in the tech sector over the past year or two, but the city's status as a major employment hub on the West Coast remains largely intact. There are differences in supply speed between established neighborhoods like Ballard and Capitol Hill and areas experiencing increased medium-density development due to recent zoning changes. These zoning changes are seen as a factor that could increase housing supply and somewhat alleviate price pressure in the long term.
Many Korean families choose specific neighborhoods in Seattle based on school districts. While it's good to refer to ratings from GreatSchools or Niche, school district boundaries change frequently, so if you have a desired address, it's best to check the assigned school directly.
If you're coming from another state, you might appreciate that Washington has no personal income tax, but it's also important to consider that this means higher home prices and sales tax burdens. If you base your budget solely on your previous residence, you may find significant differences in living costs, and closing costs and insurance premiums can vary by region, so it's wise to check in advance.
If you're considering investment, applying the 1% rule based on Seattle's ZHVI of $851,471 could be worthwhile. This suggests that monthly rent should be at least $8,515, but the actual average rent in Seattle is much lower, falling short of this benchmark. This indicates that many investors approach it from a long-term asset allocation perspective rather than cash flow investment. It's safer to also check the cap rate and cash-on-cash return, as excessive leverage, interest rate fluctuations, property tax reassessments, vacancies, and underestimating maintenance costs are recurring risks in this area. Especially in a market like Seattle, where condos are prevalent, HOA fees must also be included in cash flow calculations.
