This begins with the story of a family looking for an investment condo in northern New Jersey last month. With a budget around $550,000, this family was examining two-bedroom units in Ridgefield when they received the management association's regulations just before signing the contract. They discovered that the tenant approval process was more complicated than expected. In addition to the sales contract, actual tenants must undergo a separate review by the management board, and they were informed that the process from document submission to approval could take nearly three weeks, forcing them to revise their rental plans.
The condo and townhouse market in Bergen County, including Ridgefield, has recently shown a median price of $545,000, which is a 6.8% increase from a year ago (according to the March 2026 Bergen County market report). Considering that the median price for single-family homes in the same area is around $850,000, condos remain a relatively accessible option. However, Ridgefield itself has seen a decrease in the median price for all housing types to $995,000 over the past month, down 11.6% from a year ago, according to Redfin, indicating that there can be significant differences in pricing even within the same area between condos and single-family homes.
Statewide in New Jersey, the median price for condos and townhouses is $415,000, which has risen 4.2% from a year ago (according to the March 2026 New Jersey housing market report). Small towns in Bergen County, like Ridgefield, which have good access to New York, often form a price range that is higher than this average.
The level of management fees for condos in New Jersey typically ranges from $200 to $400 per month, with complexes that offer many amenities exceeding $800 per month (according to FirstService Residential New Jersey). One aspect that is easy to overlook is the structural inspection and reserve fund law that New Jersey passed in 2024 and amended in 2025 (S2760/A4384, later supplemented by S3992). Condo buildings completed before January 8, 2009, must complete structural inspections by January 8, 2026, and reserve studies must be restructured from the previous 20-year funding plan to a 30-year plan. However, due to the 2025 amendment, it is now possible to be recognized with only 85% of the planned reserves for up to five fiscal years.
If you are considering condos for investment, it is advisable to request and review the management association's financial statements, reserve study results, and any pending special assessments from the past 2-3 years before signing a contract. If the complex has a tenant approval process, as mentioned earlier, reading the regulations before listing for rent can help reduce actual vacancy periods.
- Recent 2-3 years of management association financial statements and budget
- Reserve study results and reserve rates
- Any pending or scheduled special assessments
- Rental restriction regulations and tenant approval processes
If you are moving from another state to New Jersey, it is also wise to calculate the property tax burden. New Jersey has one of the highest property tax rates in the country, so even for condos, the annual tax can represent a significant percentage of the purchase price. Additionally, loan conditions may be classified as non-warrantable loans rather than conventional loans based on Freddie Mac and Fannie Mae standards, depending on the financial status of the management association.
Within Bergen County, Ridgefield has maintained a relatively stable price range compared to neighboring towns like Palisades Park and Cliffside Park. Many buyers choose properties based on school districts, but since school district boundaries can change frequently, it is advisable to verify the assigned school for the address along with its GreatSchools rating before signing a contract.
New Jersey's property tax relief programs primarily target actual residents, so if you purchase for investment and rent it out, you may not be eligible for these benefits. If structural inspection costs or reserve shortfalls are billed as special assessments, it can significantly impact rental yield calculations, so it is prudent to ask the management association about the completion of recent structural inspections and the next scheduled dates before purchasing.
This article is intended to provide general information, and it seems prudent to consult with a real estate professional and an accountant before making any actual buying or investment decisions.
