From my experience dealing with properties in the San Gabriel Valley, West Covina is a city that offers a balance between affordability compared to Rowland Heights or Diamond Bar, while still providing adequate living infrastructure. Thanks to its location near the 10 Freeway, the commuting area is quite broad.
As of the first half of 2026, the median rent for 2-bedroom apartments in West Covina is estimated to be around $2,400 to $2,650. Newer complexes or gated communities can go for over $2,800.
There are three popular areas to consider. The first is near the Eastland Shopping Center, which has good access to shopping and hospitals, making it popular among young couples. The second is the South Hills area, known for its good school reputation and quiet residential atmosphere, preferred by families with children. The third is near downtown West Covina, where access to the city hall, library, and public transportation creates steady demand for roommate shares.
Rental price differences by area are influenced by school districts and freeway access. Areas like South Hills, with a good school reputation, tend to have rents that are over $200 higher for similar units, while homes farther from the freeway generally have more affordable listings.
Recent rental trends are close to a gradual plateau. Instead of sharp increases, promotions aimed at attracting new tenants are often noticeable, likely due to an increase in new supply compared to nearby Rowland Heights or Hacienda Heights.
For Korean households, while West Covina itself does not have a very high concentration of Koreans, many choose this area considering the accessibility to Korean markets and educational institutions in Rowland Heights and Diamond Bar, which are just a 15-minute drive away. It is often seen as a practical alternative, as 2-bedrooms can be found for about $200 less than in Rowland Heights under similar conditions.
In conclusion, West Covina can be summarized as a suitable option for tenants looking for a balance between budget, school districts, and access to the Korean community. Before signing a lease, it is advisable to confirm whether utilities are included and the number of parking spaces available.
