However, the true mansions of wealthy asset holders are located not in the city but in the suburban horse farm areas. In the vicinity of Woodford County, adjacent to Fayette County, particularly near Versailles and Midway, there are hundreds of acres of thoroughbred breeding farms. The combined value of these large farms and mansions can exceed millions of dollars, sometimes reaching tens of millions. The horse racing industry, famous for the Kentucky Derby, has contributed to the influx of affluent individuals, and inquiries from overseas asset holders reportedly increase during the auction season held every spring.
Considering that the overall median home price in Lexington is around $300,000, Cheviot Chase and Ashland Park are about 1.5 to 2 times higher than the city average, while the horse farm areas should be viewed as a completely different market due to the significant gap. This price difference is interpreted as a result of the overlap of three factors: school districts, historical significance, and scenery. Despite fluctuations in mortgage rates in recent years, the turnover rate of listings in these areas has remained relatively stable.
While the number of Korean households settling in Lexington is still relatively small, those moving for professional positions related to university hospitals and nearby universities often prioritize school districts near Cheviot Chase or Ashland Park. The horse farm areas are relatively far from living infrastructure, so unless for investment purposes, the historic district with good access to downtown may be a more realistic choice for actual residence. Conversely, if the goal is rental income or long-term asset preservation, small farm-type listings in Woodford County are worth considering.
The affluent landscape of Lexington is distinctly divided between urban historic districts and suburban farm areas. Given the different characteristics of these two markets, it would be wise to clarify which lifestyle you prefer when considering a move or investment. If you prioritize school districts and commuting, consider Cheviot Chase or Ashland Park; if you value large lots and privacy, start by exploring Woodford County.
