To discuss home prices in Augusta, it's best to start with the numbers. According to Realtor.com, the median listing price for the Augusta-Richmond County metropolitan area in September was $314,900.
A year ago, the same month had a median price of $325,900. This represents a decrease of $11,000, or 3.4%.
Although the title mentions an October summary, to be honest, the finalized statistics for October have not yet been released as of early November when this article is being written. Therefore, I will summarize the trends for October using the most recent finalized figures from September along with the interest rates and rental data available until the end of October.
A more noteworthy number than the listing price is the number of available properties. In September, there were 2,934 active listings in the metropolitan area, an increase of 18.9% from 2,468 listings a year ago.
This year started with 2,495 listings in April, followed by 2,699 in May, 2,807 in June, 2,852 in July, and 2,900 in August, showing a consistent increase each month. Typically, listings decrease after the summer peak season, but this year has been different.
The number of listings with reduced prices has also increased. In September, there were 1,028 listings that lowered their prices, which is 25.7% more than the 818 listings from a year ago.
This means that more than one in three listings has had its price cut at least once. This indicates that sellers are finding it increasingly difficult to maintain their initial asking prices.
The time it takes for homes to sell has also increased. The median market duration for listings in the metropolitan area was 73 days in September, which is 6 days longer than the 67 days recorded in September of last year.
Earlier this spring, the duration was 63 days in April and 61 days in June, both under two months. This increased to 67 days in July and 72 days in August, and then added another day in September.
However, it would be difficult to say that home prices have collapsed. According to Redfin, the median sale price for Augusta in the first quarter of this year was $294,805, which is a 4.2% increase from a year ago.
During the same period, the national increase was around 1%, so Augusta has actually held up quite well. The slight decrease in listing prices and the accumulation of inventory seem more like a breather than a crash.
In the past, this area was often described as a slowly rising market without major fluctuations. The early 2020s saw a break from that trend, but now it appears to be returning to its original slow pace.
This trend is also influenced by interest rates. According to Freddie Mac's weekly survey, the average 30-year fixed mortgage rate as of October 29 was 7.24%.
This is a slight decrease from the previous week's rate of 7.32%. However, compared to the same time last year when it was 6.17%, it is over a percentage point higher.
Breaking it down numerically helps illustrate the impact. For a $300,000 home with a 20% down payment, borrowing $240,000 at a fixed rate of 6.17% would result in a monthly payment of about $1,465.
If the same loan were taken at 7.24%, the monthly payment would be around $1,636. This means an additional $170 or more each month, even before accounting for property taxes and insurance.
With such a difference, it's understandable that some buyers are postponing their purchases. As potential buyers hesitate, inventory builds up, and as inventory increases, sellers are compelled to lower their prices.
The rental market has been much quieter compared to home prices. According to data updated on October 30 by RentCafe, the average rent in Augusta is $1,243, which is a 1.1% increase from $1,229 a year ago.
By unit type, the average rents are $1,056 for studios, $1,120 for one-bedroom apartments, $1,262 for two-bedroom apartments, and $1,574 for three-bedroom apartments. The average size is reported to be 940 square feet.
With an increase of just $14 over the year, it can be considered effectively stagnant. When accounting for inflation, it is closer to a slight decrease in real terms.
However, rental statistics can vary significantly by source. Zillow reported the average rent in Augusta this summer to be $1,350, which can vary widely depending on whether single-family home rentals are included.
Therefore, it is advisable not to rely solely on one source for rental figures when making decisions or contracts; instead, compare several current listings in the neighborhoods you are interested in for accuracy.
So, who benefits in the current market? I believe the scales have tipped slightly in favor of buyers who do not need to rush.
With plenty of inventory and frequent price adjustments, there is room for negotiation. Especially for homes that have been on the market for over 60 or 70 days, it may be worth asking for closing cost assistance or a rate buy-down.
On the other hand, sellers should be cautious about setting their asking prices based on last year's sales in the neighborhood, as this could lead to prolonged selling times. It is generally better to start with a realistic price to minimize losses.
If you are investing for rental income, you should be conservative in your calculations. While rents have increased by just over 1%, loan interest rates have risen significantly, so cash flow may be tight until rates come down.
Looking ahead, there are two key numbers to watch. One is whether the increase in listings will slow down in the October statistics to be released in early November, and the other is whether mortgage rates will drop below 7% again.
What I have learned from observing the market for a long time is that those who act hastily during these breather periods often end up at a disadvantage. If it were me, I would refrain from making any rushed buying or selling decisions and instead calmly monitor the price adjustments of a few homes I have my eye on.
