Recent data for Annandale shows that the average rent for a 1-bedroom apartment is around $1,900 to $2,250.
Rent.com reports $2,251, RentCafe lists $1,931, and ApartmentList shows over $2,022, so it's good to note that there are slight differences across sites.
Rather than thinking of downtown, it's more accurate to divide this city into areas near Main Street with dense commercial establishments and the outskirts of residential neighborhoods. New developments near Little River Turnpike and Columbia Pike often exceed $2,200, while smaller buildings in the outer residential areas can be found in the low $1,800s. With just a difference in location, prices can fluctuate by $300 to $400, so it's definitely something to consider.
Looking at studios and 2-bedrooms as well can make budgeting easier. Studios tend to range from $1,600 to $1,800, 1-bedrooms, as mentioned earlier, are around $1,900 to $2,250, and 2-bedrooms typically range from $2,400 to $2,700.
The trend over the past year shows a gradual increase. Like the broader Washington DC metro area, Annandale has limited new supply, leading to slight increases rather than significant drops. However, the frantic atmosphere of properties disappearing as soon as they hit the market is no longer present, allowing for a more relaxed comparison.
Compared to nearby cities, Annandale is somewhat cheaper than Fairfax or Vienna, and similar to or slightly higher than Springfield. Considering the accessibility to DC and the concentration of the Korean community, it can be seen as a relatively reasonable option.
As a Korean community hub, Annandale itself is a representative Korean town in the Washington metro area. The area near Braddock Road and Little River Turnpike has Korean markets, restaurants, and hospitals within walking distance, leading to consistent demand, which tends to push rents in this core area about $100 to $150 higher than the city average.
If I may offer some advice for living, for those newly settling in the U.S., I recommend areas just west of Braddock Road or at the entrance of Annandale, slightly away from the core of the Korean town. This way, you can maintain convenience while reducing rent by $100 to $200, making it feel much lighter on your budget. Before signing a lease, be sure to check whether utilities are included and if parking is available.
