From my perspective after observing the rental prices in this area for decades, the rent for a one-bedroom in Victorville is still affordable.

As of the first half of 2026, the average rent is estimated to be around $1,500 to $1,600, which is significantly cheaper than rents in LA or Orange County.

Of course, there are variations within Victorville itself. New developments near Freeway 15 or downtown can exceed $1,600, but if you go a bit further out towards the Hesperia border, you can often find listings in the $1,200 range.

I also want to point out that the rent difference between new and older constructions tends to be more pronounced here than in other areas.

Studios are generally around $1,100, while two-bedroom units are forming around $1,800.

If you have a family, the difference between a two-bedroom and a one-bedroom isn't significant, so considering an extra room is definitely worth it.

Looking at the trend over the past year, it seems that rents in Victorville have not increased significantly and have remained relatively stable. In fact, some complexes have even offered slight reductions or promotions like discounts on the first month's rent to fill vacancies. This appears to be influenced by a steady increase in supply in nearby high desert areas like Palmdale and Lancaster.

When compared to nearby cities, Victorville's position becomes clearer. Palmdale and Lancaster have rents that are similar to or slightly higher than Victorville, and if you head south towards Rancho Cucamonga or Ontario, rents can easily jump above $2,000. This is one reason many people choose Victorville despite the commute.

While the Korean population is not large, there has been a noticeable influx of Korean families towards the border of Victorville and Apple Valley in recent years. If you frequently use Korean markets or churches, I recommend looking at areas adjacent to Apple Valley, but if your main goal is to save on rent, consider areas a bit further from downtown Victorville.

For those nearing retirement or working from home with less commuting burden, Victorville seems to be an attractive option.
