If you observe this market for a long time, you will often see that within Little Rock, the deposit amounts are divided into those that are equal to one month's rent and those that are higher. The biggest variable that creates this difference is ultimately the applicant's credit score.
First, let's look at the rental price level. According to RentCafe data, the average rent for a one-bedroom in Little Rock is around $961 for a 700 square foot unit. From my long observation, Little Rock has maintained relatively stable rental prices among small southern cities.
The credit score required for this rental price level is generally between 620 and 650 or higher. I have seen several cases where a score of 680 or above results in a deposit that is equal to one month's rent or a lease being processed without a separate guarantee.
What happens if you are around a score of 620? Even if you pass the screening, the deposit often increases. According to Arkansas state law, management companies that own six or more units can require a deposit of up to two months' rent, and if the unit is furnished, up to three months' rent. In contrast, small individual landlords have no set upper limit, so there is a bit more room for negotiation.
Another option is to pay a higher deposit in exchange for having a cosigner. If a family member or friend with stable income signs together, it can help compensate for weaknesses in the credit score. For those who find it difficult to secure a cosigner, many recommend rental guarantee insurance like The Guarantors or Insurent, with costs ranging from 4.5% to 10% of the annual rent.
In Arkansas, the period for returning the deposit is set within 60 days after eviction, and a detailed itemized statement will be provided. There is also no obligation to hold the deposit in a separate account or pay interest, which has been a characteristic I have observed for a long time.
There are also other factors to consider alongside the credit score. Is the monthly income more than three times the rent? Is the previous rental history clean? Are there no issues in the background check? Since these four factors are considered comprehensively, having a good score alone is not enough.
There are definitely things you can prepare for several months before applying. Lowering your credit utilization to below 30% and addressing any delinquencies is essential. Developing the habit of checking your free credit report in advance to correct errors has proven to be quite effective over the years.
If you are moving to Little Rock from another state, please consider that the property tax and auto insurance systems may differ from your previous residence. When looking for school districts preferred by Korean families, it is advisable to refer to GreatSchools ratings, but since school district boundaries often change by address, it is safer to verify directly before signing a lease.
If you have recently immigrated and have a short credit history, considering international credit history conversion services like Nova Credit or prepaying several months' rent is a method I have long recommended.
Based on a rent of $961, the income requirement is approximately $2,880 or more. From my long observation, there have been many cases where applicants with good credit scores were denied because they did not meet this income requirement.
Even within Little Rock, there is a rental price gap between areas like West Little Rock, which is popular among Korean families, and downtown, but the credit score requirements set by management companies are not significantly different. However, I have seen many times that applicants with ambiguous scores are pushed back for more popular listings.
You can check your credit report for free from each of the three credit bureaus at AnnualCreditReport.com. It is also good to know that the score you check may differ from the score the management company actually references before you submit your application. The difference in deposit amounts ultimately starts with the credit score, so it is advisable to understand your score range before applying. This article is not legal advice, and it is recommended to consult with a professional before signing any contracts.
