New Jersey Tenants Over 65 ANCHOR $700, Deadline Today November 2 - Fort Lee - 1

This morning, I got on the apartment elevator with my coffee, and the elderly neighbor next door was shaking a bundle of mail and asked me if that ANCHOR thing was something he could receive too.

At that moment, sirens went off in my head. Today is November 2, the deadline for applying for the ANCHOR program in New Jersey.

So instead of heading to work, I opened my laptop. Let me summarize what I found on the state treasury's tax department website.

ANCHOR is money that New Jersey gives back to relieve the property tax burden on homeowners and tenants. It's structured so that tenants are considered to be paying property taxes within their rent.

The benefits being distributed now are for the year 2025, and the application deadline is November 2, 2026. Don't get the dates mixed up.

Let's look at the amounts for tenants. As of December 31, 2025, if you are 64 years old or younger, the amount is $450.

If you are 65 or older as of the same date, it's $700. This amount includes the base $450 plus an additional $250 for seniors.

I've seen some news articles that mention $950 by adding another $250 to the $700, but according to the tax department, the $250 is already included in the $700. I just want to clarify this so you don't get your hopes up and then be disappointed.

There are a few conditions as well. You must have lived in that house as your primary residence on October 1, 2025, and your total income in New Jersey for 2025 cannot exceed $150,000.

Income is based on line 29 of the NJ-1040 form. Rentals of condos, co-ops, and mobile home parks are also included.

On the other hand, if you lived in government-owned housing or housing owned by non-profit organizations where property taxes are exempt, you are not eligible. Apartments on college campuses are also excluded. However, tenants in buildings that have a PILOT agreement instead of property taxes are eligible.

Now, the most important question remains. Do I need to apply separately?

The tax department states that this year, most eligible tenants were automatically registered regardless of age. Those individuals received a confirmation letter about the ANCHOR benefits on August 10.

However, the same site also advises seniors and those receiving Social Security disability benefits to apply using a combined application called PAS-1. Honestly, I was a bit confused when I first read that.

So I think it's best to keep the criteria simple. If you received a confirmation letter in August, you're registered; if you didn't receive a letter, you need to apply today.

PAS-1 is a single application that combines ANCHOR, Senior Freeze, and Stay NJ. Even if you don't qualify for all three, you can still use this form just for ANCHOR.

You can apply online at propertytaxreliefapp.nj.gov. There is a paper application available, but if it's the deadline day, online is much more convenient.

If you have questions, you can call the ANCHOR hotline at 1-888-238-1233. Expect a high volume of calls today, so be prepared.

If you prefer to get help in person, there is a way. According to the tax department, the Trenton headquarters will assist with applications today from 4:30 PM to 8 PM.

Fair Lawn, Cranford, Freehold, and Galloway regional centers will also be open until 8 PM today. Fair Lawn is the closest option if you're in Bergen County. You should have time to go after work.

If you're wondering when the money will come, payments started being issued on September 15, and it typically takes about 90 days to process after application. If you apply today, expect it by the end of the year or early next year.

If you apply by paper, you will receive a check. If you apply online, you can choose between a check or direct deposit.

There's also a hidden bonus. For tenants over 65 who are not required to file an NJ-1040 and therefore missed out on the $50 property tax credit, that amount will be included in the ANCHOR payment.

The documents you need to prepare for the application are simple: your address as of October 1, 2025, your total income in New Jersey for 2025, and if you want direct deposit, your bank account information. If you received direct deposit last year, it will go into the same account.

When I went on the laptop with the elderly neighbor, it didn't take as long as I expected. If you have the address and income information ready, it's quick.

However, aspects like income calculation or residency duration can vary based on personal circumstances, so be sure to check with a tax professional or the hotline.

Whenever I see programs like this, I always feel mixed. $700 might not cover a full month's rent, but it certainly helps with winter heating costs.

But it's most unfortunate when eligible individuals miss out simply because they didn't know. Once the deadline passes, there won't be another chance.

So if you know any elderly individuals living alone, please just ask them once today if they received the confirmation letter.

If I were you, I wouldn't wait until after work; I'd do it right during lunch. If the site crashes tonight, there will be no solution.
