The area north of Paseo del Norte and east of Eubank Blvd is key. While home prices are higher than the Albuquerque average, there are good reasons for this.

Sandia Heights and Four Hills Village are located further east in Northeast Heights, closer to the mountains. Homes are situated on hills, offering great views, and access to Sandia Mountain hiking trails is excellent. This area often falls within the La Cueva or Eldorado school districts, making it a preferred choice in terms of education. However, the downside is that it is farther from the city center, resulting in longer commute times.

The Nob Hill / UNM area is one of the most vibrant neighborhoods in Albuquerque, centered around Central Ave, which is packed with cafes, restaurants, and boutique shops. With the UNM campus nearby, many young people and faculty families reside here. The elementary and middle school districts are also fairly good, and it has the best access to downtown. Most homes are older, built in the 1950s to 70s, but many have been remodeled.

Rio Rancho is a separate city located right next to northwest Albuquerque, but many choose it as a commuting base for Albuquerque. V. Sue Cleveland High School under Rio Rancho Public Schools (RRPS) is one of the highly rated high schools in New Mexico. Rio Rancho has many new residential developments, allowing for relatively new buildings and the advantage of larger and newer homes for the same budget. It is also a rapidly growing area with a fast-increasing population.

North Valley is located west of the Rio Grande River and north of downtown Albuquerque, featuring a unique area with a farm and ranch atmosphere. There are many single-family homes on large lots, and some have horse properties. It suits families looking for a quiet and nature-friendly lifestyle. The school districts vary within the area, so it's important to check specific school districts.

In summary, based on school districts, the most preferred areas are Northeast Heights, Rio Rancho, and Nob Hill/UNM. However, school choice is not solely determined by district boundaries; various factors such as open enrollment applications and magnet school selections come into play.
