This discrepancy arises because Zillow uses estimates based on the total inventory, while Redfin uses the median price of actual sold properties, leading to a structural gap. When checking the actual transaction prices in specific neighborhoods, it is helpful to consider both indicators for a more accurate picture.
The employment situation is somewhat mixed. As of March 2026, jobs in the Providence-Warwick metropolitan area decreased by 0.3% compared to the previous year, but wages increased by 5.0%, surpassing the national average of 3.7%. The average annual salary in the metropolitan area is around $63,445. Although the number of jobs has stagnated, this can be interpreted as a sign that the quality and wages of remaining jobs are improving.
Among the cases I reviewed, there was a family that had to raise their budget from the high $200,000s to the low $300,000s within six months while timing their purchase. In a competitive market, the longer one waits, the more likely they are to encounter properties at higher prices under the same conditions, as evidenced by real cases.
The rental market shows a slightly different trend. According to Zillow's rental manager, the median rent in Providence in May 2026 is $2,195, which is 13% higher than the national average, but the increase over the past year has been only 0.06%, indicating that rents are relatively stable. For families moving from another state, it's important to note that Rhode Island's property tax rate may differ from their previous residence, and for Korean families interested in school districts, it's advisable to refer to ratings from GreatSchools or Niche, but since school district boundaries change frequently, it's best to verify the assigned school before signing a contract.
Families relocating to Providence from another state should first understand that the mortgage structure in the U.S. differs from the jeonse or monthly rent systems in Korea. Typically, a down payment of around 20% is required, with the remainder paid off over 30 years, and in the initial years, the interest portion of the repayment is greater than the principal. In a competitive market, obtaining pre-approval for a loan in advance can enhance negotiating power.
Even within Providence, the intensity of offer competition varies by neighborhood. Areas near universities tend to have faster turnover due to overlapping demand from students and young professionals, while suburban residential areas generally allow for more time to consider options. It is advisable to check the actual transaction prices from the past three months in the same neighborhood before making an offer.
