This is $720 more than the current rent of $1,696. Including property taxes and insurance would widen this gap further.
Among the cases I reviewed, some tenants decided to transition to buying despite this difference, but most were families with a clear plan to stay in the area for at least seven years. The longer they stay, the more the initial high payment burden can be offset by principal repayment and appreciation. Conversely, if the stay is short or there is a possibility of moving, the current rent burden remains lighter even as rents continue to rise.
Frederick has a stable reputation for its school district, leading to consistent inquiries from families with school-aged children. Since school district boundaries change frequently, it is advisable to verify the assigned school for a given address before purchasing.
Whether a substantial down payment is available is also an important variable. If funds are limited and the loan-to-value ratio is pushed too high, the monthly payment burden could increase.
For families moving from out of state, it is also important to check that Maryland's property tax and homeowners insurance conditions may differ from those of their previous residence. Tax rates vary by county.
Frederick is a region that has seen a steady increase in demand for relocation due to its accessibility to Washington DC via the MARC commuter train. There is a significant price difference between downtown and newly built developments on the outskirts, so the calculations can vary depending on the neighborhood within Frederick.
If the trend of rising rents continues, there is a possibility that the current gap may narrow in a few years. However, this is just a prediction and not a guaranteed trend. It is safer to reassess the market value each year and adjust judgments accordingly.
Closing costs also need to be prepared. In Maryland, it is typical for these to be around 2-3% of the home price, so for a property priced around $470,000, it would be necessary to set aside about $10,000 in addition to the down payment.
The tenant who received a rent increase notice ultimately decided to continue renting for another two years to save for a down payment. Transitioning to buying now would significantly increase their monthly burden, but after saving more, the loan-to-value ratio would decrease, thereby reducing that gap.
Frederick has seen a steady influx of new developments in recent years, resulting in a good supply of properties. A larger inventory means more room for negotiation, so it may be worth attempting to negotiate for the seller to cover some of the closing costs rather than accepting the list price as is.
