In simple terms, this process verifies whether the applicant has the ability and habit to pay rent each month. Many landlords look for income that is at least three times the rent, and applicants who delay submitting documents should be scrutinized more carefully.
The lease agreement must specify the rent amount, due date, late fees, security deposit amount, pet policies, maintenance responsibilities, and the landlord's notice period for entry. In Iowa, the maximum security deposit is set at two months' rent, and it must be returned within 30 days after the tenant moves out. If this deadline is missed, the landlord loses the right to deduct any amounts.
