I recently spoke with a newlywed couple who just moved to Indianapolis. They were considering whether to buy a home, as the prices seem much cheaper than their previous area, but they were also contemplating renting for a few years to get to know the neighborhood first.
The median home value in Indianapolis is $223,697. It has increased by 1.0 percent over the past year (Zillow). The actual median sale price has been reported to be in the $260,000 range. On the rental side, the average rent is $1,266, which has actually decreased slightly by 0.21 percent compared to the previous year (RentCafe, as of August 2026). For a one-bedroom unit, the average rent is around $1,138. Compared to the national average rent of $1,940, Indianapolis rent is about 29 percent lower (Zumper).
It's interesting that home prices have slightly increased while rents have actually decreased a bit. To assess this trend, calculating the price-to-rent ratio can be helpful. This is the number you get when you divide the purchase price by one year of rent, and in Indianapolis, it comes out to about 14.7. Generally, a ratio below 15 indicates a market that favors buying over renting. Compared to other major cities, this number leans slightly more towards buying.
However, just because the number is low doesn't mean buying is the right answer. For a couple who just moved, they need to first determine how long they plan to stay in this company and city. If there's a possibility of moving again in a few years, renting might be safer considering closing costs and the risks of selling. Conversely, if they have a down payment ready and a clear plan to settle in this city, it might make sense to choose a path where their monthly payments contribute to their assets rather than being spent on rent.
Looking a bit deeper, if they were to buy a $223,697 home with a 20 percent down payment, the loan principal would be reduced to about $180,000. Even when adding property taxes and insurance, their monthly expenses often fall within a range that doesn't differ significantly from the rent of $1,266. This is a characteristic of this city; such a difference would be hard to find in other major cities. However, they should also consider whether the company will stabilize after the move and if there's a chance of changing teams or departments to avoid hasty decisions.
If they choose to buy, they should also budget for initial costs like inspection fees and loan origination fees. If they find themselves needing to move again in a few years, they might sell before recouping these costs, so it's important to gauge their minimum stay period. In Indianapolis, there is a significant price difference between suburban areas with active new developments like Carmel, Fishers, and Westfield and the city center, so the size of the home they can afford will vary greatly depending on which neighborhood they choose.
The couple ultimately decided on a compromise. They opted for a one-year rental agreement and plan to explore several neighborhoods during that time to decide where to settle before purchasing. In a market like Indianapolis, where the burden of buying is relatively low, taking time to approach the decision is a realistic choice.
Nearby Indianapolis, there are areas like Carmel and Westfield where Korean families tend to cluster due to school districts. While school ratings can be checked on GreatSchools or Niche, boundaries change frequently, so it's advisable to verify the assigned school for the desired address before signing a lease. If coming from another state, it's good to compare the property tax and vehicle tax systems in Indiana with those of their previous state, as they may differ. Especially for those coming from areas with a high cost of living, it's recommended to confirm the stability of the new job before rushing into a decision based on lower home prices. This article is not investment or legal advice, and it's advisable to consult with a professional before making any actual agreements.
