Recent market data shows that according to Redfin, the median sale price in Indianapolis is projected to be $255,000 for the three months leading up to May 2026, which is a 1.9% increase from the previous year. Zillow reports the average home value at around $223,697, which differs somewhat due to the different methods of calculating actual sale prices and estimated values.
Among the cases I reviewed, I calculated scenarios where a home priced at $250,000 was purchased with a 30-year fixed mortgage at 6.6% with a down payment of 3.5% ($8,925) and another scenario with a 20% down payment of $51,000. The monthly principal and interest payments were $1,572 and $1,303, respectively, showing a difference of nearly $270. A middle option with a 10% down payment of $25,500 is also frequently used, resulting in a monthly payment of $1,466.
When comparing FHA and conventional loans, in a market like Indianapolis with lower median prices, a conventional loan with a 5% down payment becomes a realistic option. If your credit score is above 700, the PMI costs may not be as significant, leading to smaller differences in monthly payments.
The average effective property tax rate in Indiana is about 0.76%, which is lower than the national average. For a home priced at $255,000, the annual property tax would be $1,938, or about $162 per month, significantly reducing the burden for families moving from high-tax states like Illinois or New Jersey.
If the down payment feels overwhelming, it might be worth looking into the Indiana Housing and Community Development Authority's (IHCDA) First Place program. This program offers a second mortgage covering 5% of the purchase price, which is forgiven in full after nine years of residency. The H2O program provides 3.5% as a pure grant with no repayment obligation, but if you sell within nine years and your income has significantly increased, some repayment may be required.
To increase your approval chances, managing your credit score is essential. A score above 780 can lower the average 30-year fixed interest rate to 6.59%, while scores in the 700s may see rates rise to 6.91%. Keeping your debt-to-income ratio below 43% and housing costs below 28% is favorable for conventional loan approvals.
Getting pre-approved before searching for properties, avoiding new loans or job changes before closing, and organizing income documentation like pay stubs and tax returns can speed up the approval process. It's also wise to keep a few months' worth of living expenses as reserves beyond closing costs, as this is viewed positively during the assessment.
If the source of your down payment is a gift, preparing a gift verification letter is important. If there have been significant balance changes in recent months, having supporting documentation ready can help prevent delays in the approval process.
Don't forget about closing costs, which typically range from 2% to 5% of the loan amount. For a home priced around $250,000, this means you might need an additional $5,000 to $12,000, so it's best to factor this into your down payment plan.
Utilizing seller concessions to request that the seller cover part of the closing costs can also be beneficial. However, if it's not a buyer's market, this may not be accepted, so it's advisable to strategize with your agent when drafting your offer.
Areas like Carmel and Fishers, popular among Korean families, tend to have high ratings on platforms like GreatSchools and Niche, but school district boundaries change frequently, so it's important to verify assigned schools before purchasing. Families moving from out of state should not only consider the low property taxes but also factor in other costs like homeowners insurance.
