Every time moving season comes around, there are moments of surprise when receiving rent renewal notices. Seeing a number that has jumped significantly from last year makes one wonder if it might be better to buy a home instead. This kind of inquiry is increasing in Lansdale as well. However, before making a decision based solely on shock, there are some things to check.
The average home value in Lansdale is $461,115. It has risen by 5.4 percent over the past year (Zillow, as of 2026). The average rent for apartments is $2,050, which is a 3.16 percent increase (RentCafe, as of May 2026). For a one-bedroom, the average is around $1,722. Given that both home prices and rent are rising, it is difficult to say that one side is clearly more advantageous than the other in this area.
When looking at the price-to-rent ratio, this ambiguity is also reflected in the numbers. This value is calculated by dividing the home price by the annual rent. In Lansdale, dividing the home price of $461,115 by the annual rent of $24,600 gives a ratio of about 18.7. Generally, a ratio below 15 indicates that buying is favorable, while above 20 suggests renting is better, so 18.7 is right in the middle.
When calculated with a mortgage, both advantages and burdens become apparent. Applying a 20 percent down payment with a 30-year fixed rate of 6.65 percent (Freddie Mac, as of August 20, 2026), the principal and interest payment would be $2,368 per month. This is about $318 higher than the current rent of $2,050. However, considering the trend of rising rent each year, this difference could narrow in a few years. Conversely, property taxes and insurance costs are not included in this calculation, so the actual burden could be greater.
Looking only at the advantages, here's the situation. With a 30-year fixed-rate mortgage, the principal and interest remain the same throughout the loan term. Rent can increase every year upon renewal, but the mortgage principal and interest remain fixed, even if property taxes and insurance rise. On the other hand, there are burdens as well. Tying up a large sum in a home reduces the funds available for other uses, and when selling, both agent commissions and closing costs will apply.
The difference in insurance costs is also a factor that can tip the scales. Renters typically only need renters insurance, but buying a home requires homeowners insurance, which increases both coverage and premiums. If the down payment is less than 20 percent, PMI insurance premiums will also be added monthly. These items may not be apparent when calculating only the principal and interest, but they certainly affect the total amount paid each month.
There are about three items to check. First, whether you can make a 20 percent down payment or if you will go with a lower percentage, as this can significantly change your monthly burden. Second, how many years you plan to stay in the area. If it's a short term, closing costs could make buying a loss. Third, Pennsylvania has significant variations in property taxes by school district. Even moving just a few blocks to a neighboring town can change the tax rate, so it's important to check the exact school district and tax rate for the property address.
Lansdale has seen a steady interest from Korean families due to the reputation of the North Penn School District. However, school district boundaries can change, so even if you refer to ratings from GreatSchools or Niche, it's advisable to verify the assigned school based on the property address. Considering commuting distance, amenities, and nearby community facilities can greatly affect satisfaction within the same budget.
In areas where both home prices and rent are rising, it is difficult to say that one side is clearly more advantageous. Ultimately, the ability to make a down payment and the length of stay will be the key factors in making a decision. Rather than rushing into a decision out of surprise, it's better to check each of the items mentioned above before taking action.
